  • Rent Protection Program

    Loss of rental income to your investment property due to a non-paying tenant can be a difficult hardship for many landlords to endure. While TopFlight Realty & Property Management goes to great lengths to screen and lease your property to reliable and qualified tenants, unforeseen life circumstances such as loss of employment, divorce, or death in the family can impact responsible tenants leaving them unable to make their monthly rent payment at any time. In addition to a Landlord's concerns over property damage and evictions, loss of rental income is one of those property owner worries that are at the top of the list. To provide you with a level of protection and coverage that other property management companies do not provide, we are proud to offer our Rent Protection Program.

    For clients enrolled in the Rent Protection Program, TopFlight will pay you the amount of unpaid Tenant rent, up to, but not exceeding the equivalent of one month’s rent as specified in the existing tenant lease agreement, or the agreed rent price at the time of termination of tenant occupancy.

    Please note, while the Rent Protection Program covers you for up to one month of lost rental income, coverage is not provided for physical property damage or evictions. To protect yourself against eviction costs and property damage, we also offer an Eviction Protection and Property Protection program to protect you from losses in these areas. For the best all-around protection, check out our Ultimate Protection Program, which covers you in all three areas for a reduced overall price.

  • Property Protection Program

    Physical damage to your rental property, caused by a negligent or destructive tenant continues to be a top concern for clients of TopFlight Realty and Property Management. As a property management company who not only listens to our clients, but also aggressively searches for ways to provide solutions, we offer a unique program to protect your home from tenant damage that you won't find with any other property management company.

    Although we strive to do everything possible to insure the safety of your home, a tenant can become destructive at any time, especially when involved with other associated hardship and less-than-fortunate life circumstances.

    Physical property damage is often discovered at the end of a tenancy, and can frequently accompany other difficult and unexpected financial struggles, such as in the case of a tenant who has defaulted on their rent and is being forcibly  evicted. We understand, nothing adds more salt to your wounds than to discover that your home has incurred thousands of dollars of physical damage at the hands of a destructive tenant.

    Typical homeowner's insurance is often insufficient due to high deductibles and exclusions for damage that is non-accidental. That's where the Property Protection comes in to help.

    By enrolling your rental home in TopFlight Property Damage Protection Plan, your home is covered for up to $2500.00 for the direct cost of property damage caused by the tenant.  Please recognize, however, that while our Property Damage protection plan is generous, we must also be reasonable, Therefore your property will be covered for any damages deemed to be of tenant responsibility. But, not for such items determined to be of normal wear and tear and/or owner responsibility.

    In addition to adhering to generally accepted industry guidelines for determining what is damage and what is wear and tear, we must also fairly assess how much coverage applies when it comes to the useful service life of a product or feature of the home.

    For example, damage to a 10 year old carpet may only receive minimal coverage due to its depreciated value and for being beyond its generally accepted service life-span. But a new carpet, or one that is only one or two years old may be covered at 95-100%.

    We expect to provide our clients with a generous degree of coverage that you won't find anywhere else, while still remaining reasonable and fair. Enrollment in the Property Protection, or any of TopFlight's Owner Protection Programs is permitted only for leases initiated and executed by TopFlight within the first 30 days of the Property Management Agreement.   • Eviction Protection Program

    We at TopFlight Realty and Property Management certainly hope that none of our clients ever have to endure the unpleasant and untimely frustration of an eviction. TopFlight takes great care in screening and selecting qualified tenants for all of our clients. Unfortunately, an eviction can happen to anyone no matter how well a tenant is screened. Even tenants who are well qualified at the time of move-in can encounter serious life-changing situations requiring a termination of tenancy (loss of employment, reduction in work hours, pay cut, death in the family, divorce, etc). When tragedy strikes, not only may a tenant become unable to pay rent, they may find it even harder to move out quickly. When a tenant does not pay rent and does not move out, the only legal recourse is to file for eviction.

    Typical evictions can cost between $375.00 - $450.00, with the expense being paid up-front by the homeowner. As is most commonly the case, when a tenant is evicted, they are often seriously behind on rent, too. By the time all defencies are added up, the tenant’s security deposit is rarely able to cover all of the owner’s damages. And while successful evictions usually result in an owner’s judgment against the tenant, judgments do not always cover all the costs an owner may suffer. Examples of such costs that may not be included in an eviction judgment are the Sheriff’s Writ (Lockout) fee, Locksmith fees, unpaid utility bills, HOA fines, and any repair expenses for physical damage to the property discovered after the tenant is evicted.

    TopFlight’s Eviction Protection Program is a meaningful solution to much of the cost and burden associated with an eviction. Up-front court costs and eviction fees are no longer of concern for you, saving you more than a few hours of worry and lost nights of sleep wondering how to pay for an unexpected eviction while your tenant is not paying rent.

    Please be aware, while the Eviction Protection Program covers most or all out-of-pocket costs associated with a standard eviction, coverage is not provided for lost rent or physical property damage.     TopFlight Property Management's "Ultimate” Owner Protection Program is a combination of our three popular Protection Programs: Rent Protection, Eviction Protection and Property Protection Program.
